		<description>Your agent should have advised you to obtain a home inspection. The broken microwave would have been discovered, also missing screens and you would have had a means of negotiating to have those items repaired or replaced. If he advised you NOT to have a structural inspection, he is in big trouble!!!

Your agent is the only one that is acting like money is the only factor. He should have paid for the cleaning service. If you were concerned about the condition of the unit, he should have made provisions in writing for you &amp; he to inspect the unit PRIOR to you signing your closing documents.

You agent failed miserably at protecting you and acted more in HIS own best interests, not yours.

In order to complain to the Association of Realtors, you will need to know if your agent IS a member. Is there a Realtor &quot;R&quot; on his business card? Or his website? If not, it will do no good to complain to the Board of Realtors as they only have govern agents that are members. (Not all real estate agents are Realtors, just as all doctors are not member of the AMA)

Your first place to complain should be your agent&#039;s broker. I don&#039;t know what office or I would provide that information. (I work in Puget Sound further North in Everett)

Next will be the NWMLS (North West Multiple Listing Service)

I would also pursue the BBB. You will have to file the complaint against the company &amp; you could name the agent. This might get his broker to respond to you &amp; get his agent to assist in a resolution.

		<description>I&#039;ve just had a similar problem with an AC unit that cost $4400 to replace, even though I was assured by the realtor it was fine. The realtor is my wife&#039;s friend, which makes it even more fun.

I found:
- The realty company will totally ignore you once you&#039;re not a buyer anymore.
- The Board of Realtors and similar state boards only really prosecute major fraud and serious cases, and are not very interested.
- Getting a lawyer costs more than you&#039;ll get back.
- You can file in small claims if you have written notification that you were warned (which you don&#039;t, and even though I did, small claims is no picnic).

After several weeks of being annoyed about this and kicking the cat (just kidding), I&#039;ve realized the whole property thing is &#039;caveat emptor&#039;. I won&#039;t be making the same mistake twice.&lt;br&gt;&lt;b&gt;References : &lt;/b&gt;&lt;br&gt;</description>
