What Makes a GREAT Real Estate Agent – For Buyers?

There are ultimately 4 things that you must require your buyer’s agent to have. The first two are obvious. They should be there before the second two are even needed.

1- Market Knowledge. Your Realtor should immediately know market values. By knowing the price, location, style of home, and age, a good Realtor will know if a home is over valued, at market value, or under valued. As I mentioned before I was once burned by an agent who got me to over pay, without me knowing. Worst feeling ever!

2- Contruction Knowledge. Your realtor should be in 4-6 houses a day. Obviously we are not inspectors, and we aren’t getting in the roof rafters or under the crawl spaces, but we should be able to pick out red flags if any. You should be aware of the potential short term costs you could encounter.

3- Availability. Does your real estate agent answer your calls, when you call. Or follow up immediately afterwards. Do they answer emails/texts/tweets in a timely fashion. Do they get the information you require? When you want to look at houses, can they go? If the answer is yes to all of these, then you have a good Realtor.

4- New Listings for YOU! If done properly, your agent should be very well informed of exactly what it is you are looking for. Location, style, price, amenities, bedrooms/bathrooms, etc. You should be notified via email/phone the day a potential home comes on the market. Yes a couple homes may get by the agent, we work with a lot of people, but the vast majority should be caught, and sent to you before you find them.

Selling your Buffalo home should be treated as any other transaction. It should be made without emotional involvement. Many times Buffalo Sellers use their hearts instead of their heads when making such an important decision as listing their home for sale. By not thinking objectively, it costs Buffalo home sellers important time and money.

The agent that takes an over-priced listing knows full well that home sellers are influenced by the signs in the neighborhood and will call agents that have homes listed in their area. They also know that they are not going to sell that home without significant price reductions are ok with that. Their goal is to break into a new market. They think that they will get the seller to drop their price after a couple of weeks. Meanwhile you lose valuable marketing time and start on the slippery slope of Chasing the Market Down.

Real estate paid cash into attorney "trust" account, fraud?

I recently paid $325,000 cash for a home in North Carolina. I wired the money into the attorneys "trust account" setup for realestate dealings at the bank. I ONLY signed a settlement sheet as the attorney told me since it was a cash buy, that was all I had to sign. Anyhow, now my money is gone, the seller got his funds as did the agents, but the deed is lost in limbo as is the title. I since found out this attorney was permanently banned by three mortgage companies. Not good. My question is, that since my original funds went into a "trust" account, I would have some protections here? When I called the bank prior to wiring the money, they indicated that the accound is regulated by the state and that there are rules and protections in place. But what? I’m out $325,000,. my life’s work and savings and the title and deed are nowhere? The attorney’s office is now closed down? But he did assure me the title was clean ordered and on the way. Where where the hell is my documents?

Looks like you could have been conned. I suggest you lodge a complaint against the attorney with the Law Society. You don’t want to wait forever for the documents who may not even arrived at all!

Buying a house?

Question for anyone that has bought a house recently. I have found one in IL for $114,000.00. I want to know how much my mortage would be if I put nothing down, and take out a mortgage for 30yrs, go through a realestate agent, get a inspection done (using my own money) figure taxes are $3,000.00 a year, and figure closing costs are 6,000.00. After adding all of that up, how much would I be spending a month for my mortgage? Thank you for all of your help.

It depends on the rate, but you can go to www.realtor.com, and they have a calculator on there that will give you an idea of what your payment will be. We bought a house in January for $111,000.00 no money down, taxes are about $1,600/year, we had closing cost rolled into the purchase price and our payment is $974. Good luck.
